The Atlantic hurricane season runs through the end of November, which makes early fall a smart time for Memorial-area homeowners to take a fresh look at their insurance. Many of the established homes in the Memorial neighborhoods are larger, mature properties with older roofs and landscaping, details that can matter a great deal when a policy renews.
Recent industry coverage has described Houston-area homeowners insurance premiums rising significantly over the past few years, driven by severe storms, hail, higher construction costs, and the cost of reinsurance. Some carriers have also tightened underwriting. Rates have reportedly moved less sharply in the most recent year than earlier, but the cost remains a real budget item, and it is worth reviewing instead of simply renewing on autopilot.
Start with your deductibles. Many policies now carry a separate wind and hail deductible expressed as a percentage of your dwelling coverage rather than a flat dollar amount. On a home insured for $600,000, a 2% deductible would be $12,000 out of pocket before coverage begins. Know the number so there are no surprises.
Next, look at how your roof is covered. Policies may pay roof claims on a replacement cost basis or an actual cash value basis, which subtracts depreciation. For an older roof, that difference can be substantial. Ask your agent to explain exactly which applies to you.
Then check the dwelling coverage amount against today’s rebuilding costs, not the purchase price or the appraised value. Confirm whether flood is covered, since standard homeowners policies generally exclude it, and review whether a separate flood policy makes sense for your address. Ask about possible discounts for impact-resistant roofing, storm shutters, or other mitigation upgrades, and consider getting several quotes each year through an independent agent.
Why does this matter for real estate? Insurance cost is now part of the monthly housing payment for buyers, and it can influence how they view a home. If you are thinking of selling, keeping a clear record of your roof age, recent upgrades, and any claims history can help buyers and their agents feel confident. If you are buying, ask for the property’s insurance history early and get a quote before your option period ends.
