Katy Property Tax Bills Are Coming: A Homeowner’s Guide to Reading Yours

Every fall, property tax bills begin arriving in Texas mailboxes, and for Katy homeowners the process can be a little more layered than for most. The city of Katy and its surrounding communities sit across parts of Harris, Fort Bend, and Waller counties, so the district names, rates, and exemptions on your bill depend on exactly where your home sits.

Your bill is typically made up of several taxing units, such as the county, a school district, a community college, an emergency services district, and sometimes a municipal utility district (MUD) or other special district. In many newer Katy-area neighborhoods, the MUD portion is a noticeable piece of the total, so it is worth understanding what yours funds and how it compares with a similar neighborhood nearby.

A few practical steps can help you stay ahead. First, find your account number and confirm the property details on your appraisal district record, such as square footage, bedrooms, and any improvements. Errors are worth knowing about even after the protest deadline has passed, because you can raise them with the appraisal district for next year.

Second, confirm that your homestead exemption is in place if the home is your primary residence. Texas law also provides additional exemptions for qualifying homeowners, such as those who are over 65 or who have a qualifying disability, and the details are available from your county appraisal district.

Third, note your due date. Texas property taxes are generally due by January 31 of the following year, and paying earlier in the fall can sometimes be convenient for budgeting. If you pay through your mortgage escrow, review your annual escrow statement so you understand whether your monthly payment may adjust.

For buyers and sellers, taxes are a meaningful part of the true cost of ownership. When comparing a resale home to a new-construction home in the Katy area, look at the combined tax rate and any MUD or special district charges, not only the list price. Two homes at the same price can carry different monthly costs.

Our team works with Katy-area buyers and sellers every week and can help you estimate ownership costs for a specific address, or share how local tax and district structures may affect your plans. For official figures, always refer to your county appraisal district and tax office.
