Walkable streets, local shops, and a loyal neighborhood following make The Heights one of Houston’s most appealing places to open a storefront, studio, or small office. But before you fall in love with a space, it pays to understand the lease that comes with it. In Houston-area commercial listings, one phrase shows up again and again: “triple net,” often written NNN.
In a triple net lease, the tenant pays a base rent plus a share of the property’s three major operating costs: property taxes, building insurance, and common-area maintenance. Two spaces with the same advertised rent can have very different true monthly costs once those pass-through charges are added. That is why experienced business owners compare the total occupancy cost per square foot rather than the headline rate alone.
Here are questions worth asking on any Heights-area lease. How are the pass-through charges estimated, and when are they reconciled against actual costs? Is there a cap on annual increases? Which repairs belong to the landlord (roof, structure, major systems) and which fall to you? What is the renewal option, and how will the rent be set if you extend? Are there personal guarantee requirements? And what improvements will the landlord fund, if any, to prepare the space?
It also helps to understand the wider backdrop. Recent industry reports show that Houston’s commercial property types are not moving in lockstep. Industrial space has been tight, with one major broker reporting a vacancy rate near 6.3% in the third quarter of 2026, while office vacancy has been far higher, with one data provider reporting about 24% in July. Retail sits somewhere between, and conditions vary a great deal by submarket. For a tenant, that means leverage can differ from one property type and one block to the next, so local knowledge matters.
Timing and due diligence matter too. Confirm the zoning and permitted use before you sign, check parking and signage rules, and ask about any historic-district guidelines that could affect exterior changes or signs in certain parts of The Heights. Walk the space at different times of day to see foot traffic for yourself, and have an attorney review the final lease.
