When mortgage rates rise, monthly payments rise with them, and that changes how deals get done. Housing analysts quoted in national coverage this fall say sellers are offering more concessions as higher rates act as a headwind for buyers. That is good news for prepared buyers, if they know what to ask for and how to ask.
What is a concession? It is something the seller agrees to provide to help the deal close, most commonly a credit toward the buyer’s closing costs. Others include paying for repairs, a rate buydown, or covering certain fees. Lenders and loan programs limit how much seller help is allowed, so confirm the limits with your lender before writing an offer.
Why they work: A modest seller credit can reduce the cash you need at closing or buy down your interest rate for a period of time, lowering your monthly payment. For some buyers, that is more valuable than a small price cut, though the better choice depends on your plans and loan type.
How to ask well: Start with the home. Look at how long it has been listed, whether the price has changed and what comparable homes are doing. A listing that has been on the market longer may be more open to creative terms. Then structure your offer clearly, with a firm price, a specific credit request and a reasonable closing date. Strong financing and a clean contract can make a request easier to accept.
What to watch for: A seller who gives a credit may expect a price closer to list. Appraisals still matter, so make sure the numbers work. And remember that concessions are negotiated, not guaranteed. In hot segments of the market, sellers may not need to offer anything at all.
A Houston note: Reports this fall describe more inventory and longer time on market across the Houston area compared with last year, which can create more negotiating room. Conditions differ by neighborhood, price range and property type.
