First Home Near Richmond? Shop Your Mortgage as Carefully as You Shop Your House

For first-time buyers around Richmond, the home search is only half the work. With mortgage rates elevated this fall, the loan you choose can matter as much as the house itself.

Recent weekly lender surveys reported the average 30-year fixed rate in the high 7% range at the end of September, the highest level since spring 2024. Most forecasters expect rates to stay elevated for now, though no one can predict the exact path. The practical takeaway: focus on what you can control.

Compare lenders. A widely cited Bankrate analysis found that a large majority of borrowers may have overpaid on their loans in 2025, in part by not shopping around. Request written Loan Estimates from at least three lenders, such as a bank, a credit union and a mortgage broker, and compare the rate, points and fees side by side. Multiple mortgage inquiries within a short window are generally treated as a single inquiry for credit scoring, but confirm with your lender.

Strengthen your profile. Pay down revolving balances, avoid opening new credit before closing, and keep your documentation organized. Higher credit scores typically qualify for better pricing, and a larger down payment can reduce your monthly cost and may help you avoid mortgage insurance.

Know your debt-to-income ratio. Lenders look at how your monthly debts compare with your income. Understand your number before you fall in love with a price range.

Look at the whole monthly payment. In Fort Bend County communities, property taxes and sometimes municipal utility district fees are part of the picture, along with homeowners insurance. Ask for an estimate of the full payment, not just principal and interest.

Ask about builder and seller help. With more inventory and longer market times, some sellers and builders are offering concessions or rate buydowns. Compare a price reduction against a buydown carefully, since the better value depends on how long you plan to stay.
