Founders Hill and Fulshear Central: What Fulshear’s First Downtown Districts Could Mean for Businesses and Neighbors

Fulshear has long been known for its master-planned neighborhoods. Now the commercial side of the community is starting to catch up, with two mixed-use projects drawing attention from business owners, investors and nearby homeowners alike.

Founders Hill is planned at the intersection of FM 359 and FM 1093. According to local news coverage from late June 2026, the developer describes it as Fulshear’s first true downtown district, with restaurants, retail, entertainment, office and co-working space, a city park, plazas and outdoor dining. The plan reportedly includes infrastructure such as a street extension and land set aside for stormwater detention, and the developer is pre-leasing the first phase with a targeted 2027 opening.

Nearby, Fulshear Central is a mixed-use project off FM 1093 near Texas Heritage Parkway. Trade press reported that it combines retail, restaurant and office condo space beside a pond, with early office buildings expected to be completed in fall 2026 and the full project in 2027. Timelines on projects like these can shift, so treat dates as targets rather than guarantees.

What this means for business owners: Office condos and small retail suites in a walkable setting can be an appealing alternative to leasing in a larger commercial hub, especially for professional services, medical and wellness practices, and restaurants that want to be close to where their customers live. If you are considering a lease or purchase, ask about the delivery schedule, common-area costs, parking, signage and what is already pre-leased.

What this means for neighbors and homebuyers: Dining and shopping close to home is a quality-of-life feature many buyers value. New development also brings construction, traffic and change, so it is wise to review plats and city plans for any land near a home you are considering. Your agent can help you find out what is zoned and planned nearby.

A few questions worth asking before you commit to a commercial space or a home near these areas: Who is the developer and what is the track record? Which phases are funded and under construction? How will drainage and traffic be handled? What do comparable leases look like elsewhere in the Fort Bend and west Houston area?
