Buyers shopping for a home this fall have faced a steady headwind. According to Trading Economics reporting on Freddie Mac data, the average 30-year fixed mortgage rate rose to about 7.4 percent for the week ending October 8, 2026, the seventh straight weekly increase and the highest level since late 2023. The article tied the move to bond market pressure and expectations that interest rates may stay higher for longer.
When rates move like this, one of the most useful tools a buyer has is the rate lock. Here is how it works and how to think about it.
A rate lock is an agreement from your lender to hold a specific interest rate for a set period, commonly 30, 45 or 60 days, while your loan is processed. If market rates rise during that window, your rate stays put. If they fall, you may or may not benefit, depending on your lender’s policies.
Timing matters. Many buyers lock once they are under contract, because the closing date is then known. If rates have been climbing, some prefer to lock sooner. The trade-off is that a longer lock period can cost more, and a lock that expires before closing may be expensive to extend. New construction buyers with longer build timelines should ask specifically about extended locks.
Ask your lender about a float-down option. Some lenders offer a one-time adjustment if rates drop meaningfully after you lock, sometimes for a fee. It can provide peace of mind in a volatile market, but you will want to read the terms carefully.
Consider your whole payment, not only the rate. Property taxes, homeowners insurance and any association dues all affect what you can comfortably afford, particularly in the Houston area. Ask for a loan estimate from more than one lender and compare the rate, points and fees together.
It is also worth asking whether a temporary buydown, a seller credit or a different loan structure could improve your monthly payment. With more inventory in many Houston-area neighborhoods than a year ago, some sellers and builders are open to these kinds of incentives.
No one can predict exactly where rates will go next, and trying to time the market perfectly is difficult. A good approach is to decide what monthly payment fits your budget, work with a lender you trust, and lock when the numbers work for you.
