One of the biggest new communities in Fort Bend County is now selling. The George, a Johnson Development master-planned community on former George Ranch land near Richmond, is planned for roughly 4,000 homes over time. Published reports list eight builders for the first phase, with lot widths ranging from about 40 to 60 feet, and recent coverage notes several builders are already taking contracts with prices starting in the $360,000s. Model homes have been opening this year.
Being among the first buyers in a new community has real advantages. It also comes with trade-offs that are easy to overlook in a beautiful model home. Here is what to think through.
The upside of buying early
- Lot choice. Early buyers often have the widest selection of homesites, including cul-de-sacs, greenbelt views or lots near planned amenities.
- Introductory pricing and incentives. Builders frequently use launch pricing or closing-cost incentives to build momentum in a new section. Incentives change often, so ask what is available on the day you write a contract.
- Personalization. Buying before construction starts can give you more control over floor plan options, finishes and upgrades.
The trade-offs to plan for
- Living in a construction zone. Expect trucks, noise and dust for a while as nearby sections build out.
- Amenities on a timeline. Pools, parks, trails and retail usually arrive in stages. Ask the developer which amenities are funded and scheduled, and treat later phases as plans, not promises.
- Taxes and fees. New Fort Bend communities often include MUD taxes and HOA dues. Get the current rates in writing and include them in your monthly budget.
- Resale competition. If you need to sell in the first few years, you may be competing with the builders still selling brand-new homes down the street.
How to compare builders in the same community
Because multiple builders share one master plan, the differences come down to lot width, included features, construction quality, warranty coverage and the builder’s own lender incentives. Compare base price plus the upgrades you actually want, not the advertised starting price alone. Read the purchase agreement carefully, since builder contracts differ from the standard resale forms buyers may be used to.
Bring your own representation
Builder sales consultants are helpful and knowledgeable, but they represent the builder. Having your own agent with you at the first visit can help with contract review, negotiation on upgrades or incentives, and independent inspections at key stages of construction, which we recommend even on new homes.
