West University Place has always been a small market with a big reputation. This fall, it is behaving like an even smaller one. Recent market snapshots suggest fewer West U homes have closed this September than at the same point last year, echoing a broader Houston trend: HAR’s August report showed single-family sales down year over year while inventory held around 5.3 months of supply.
Fewer sales is not the same thing as falling values. But it does create a practical challenge for sellers. When only a handful of homes close in a neighborhood, there are fewer recent comparable sales for buyers, agents, and appraisers to lean on. Here is how to make sure your home’s value is well supported.
Why thin comps matter
Appraisers typically look for recent, nearby sales of similar homes. In West U, where lot sizes, home ages, and renovation levels vary widely from street to street, finding truly similar homes is already tricky. When the sales count drops, an appraiser may have to reach further back in time or further out in distance, and that can create a gap between your contract price and the appraised value.
How sellers can get ahead of it
Document your upgrades. Build a clear list of improvements with dates, costs, and permits: new roof, HVAC, windows, kitchen or bath renovations, drainage work, or foundation repairs. Give it to your agent so it can be shared with the appraiser.
Know your lot. In West U, land is a major part of value. Have your survey, lot dimensions, and any notes about orientation, trees, or setbacks ready.
Price with the appraisal in mind. An aggressive list price can attract attention, but if it cannot be supported by comparable sales, it can lead to a renegotiation later. A well-supported price often produces a smoother path to closing.
Prepare a comparable-sales package. Your agent can assemble the most relevant recent sales, including notes on why certain comps are or are not truly similar, so the appraiser has context.
Plan for the conversation. Discuss in advance how you would handle a low appraisal, including whether the buyer has any appraisal gap coverage in their offer.
A note for buyers
Thin comps cut both ways. Buyers should also look carefully at recent sales and remember that condition, lot, and location within West U can matter as much as square footage.
The takeaway
A quieter season is a good time to be deliberate. Sellers who prepare their documentation and price thoughtfully give themselves the best chance of a clean appraisal and a successful closing.
