East Downtown has become one of Houston’s most recognizable townhome neighborhoods. Builders have made the most of EaDo’s urban grid with three- and four-story homes, attached garages, and rooftop decks that frame the downtown skyline. Add the neighborhood’s growing lineup of restaurants, breweries, sports venues, and new mixed-use projects nearby, and it is easy to see why so many buyers start their search here.
It is also easy to fall in love with a view and overlook the details. Here are seven questions we encourage every EaDo townhome buyer to ask before writing an offer.
1. Is there an HOA, and what does it cover?
Many EaDo townhome clusters share a small homeowners association or maintenance agreement. Ask for the budget, reserves, rules, and what is covered, such as the shared driveway, gates, landscaping, or insurance on common elements. A tiny HOA with no reserves can mean surprise assessments later.
2. How does the shared driveway work?
Many EaDo clusters sit on a shared drive. Find out who maintains it, whether there are recorded access easements, and how guest parking and trash pickup are handled. These everyday details affect how the home feels to live in and how easily it resells.
3. What is the flood history and elevation?
Parts of the east side sit near Buffalo Bayou and older drainage systems. Review the seller’s disclosure, check FEMA flood maps, ask about any prior claims, and get a flood insurance quote before your option period ends. An elevation certificate, if available, is worth requesting.
4. How close is the rail line or event traffic?
EaDo’s industrial roots mean active rail lines run through parts of the neighborhood, and major events can bring traffic and noise. Visit at different times, including a weeknight and an event day, so there are no surprises.
5. What is the construction quality behind the finishes?
Three-story homes rely on good waterproofing, flashing, and roof decks that drain properly. A thorough inspection, and possibly a separate roof-deck or stucco evaluation, is money well spent.
6. What is being built next door?
EaDo is still evolving. Check whether nearby lots are slated for new construction that could affect your light, view, or privacy.
7. How will this home compare at resale?
Townhomes in the same cluster often compete with one another. Consider end units versus interior units, floor plans that work for different buyers, and how many similar homes tend to be listed at the same time.
The bottom line
EaDo offers an urban lifestyle that is hard to match elsewhere in Houston, and today’s market gives buyers more time to do their homework. Use that time well.
