For several years, the hardest part of buying a home in Katy was simply finding something to walk through. Listings came and went over a weekend, and buyers spent more energy chasing availability than evaluating fit. That dynamic has shifted.
Recent market reports show Katy carrying a deep pool of active listings this fall, with homes taking meaningfully longer to go under contract than they did during the frenzied years, and price per square foot running roughly flat to slightly softer than a year ago. For buyers, that combination is a gift: more selection, more time to think, and more room to negotiate. But it also creates a new problem. When everything is available, nothing stands out, and plenty of well-qualified buyers stall out somewhere around house number twenty.
Here is how we coach Katy buyers to cut a long list down to a short one.
Start with geography, not with houses. Katy spans three counties and several school attendance zones, and the commute difference between the north side and the south side can be significant depending on where you work. Draw your boundaries first. It is far easier to compare eight homes inside one well-defined area than forty homes scattered across the whole map.
Separate cosmetic from structural. In a market with this much choice, buyers often eliminate homes over paint colors and keep homes with aging systems. Flip that instinct. Flooring, counters, fixtures, and landscaping are all fixable on your own timeline. Roof age, foundation movement, HVAC condition, and drainage are the items that shape your first five years of ownership costs. Ask about those early.
Read days on market as information, not as a verdict. A home that has been listed a while is not automatically a problem home, and it is not automatically a bargain either. Sometimes it is simply priced ahead of the market, and sometimes it has a quiet issue worth knowing about. The listing history, the price adjustments, and what comparable homes nearby actually closed at will tell you which story you are looking at.
One caution worth saying plainly: a deep market does not mean every seller is flexible. Well-presented, correctly priced Katy homes still attract real competition and still sell close to asking. The negotiating room lives in the homes that have been sitting, and knowing the difference before you write is what protects both your budget and your chance of winning the house you actually want.
If you are shopping Katy this fall and your list has grown longer than it is useful, we can help you build the filter. We track neighborhood-level activity across Katy every week and can pull current numbers for the specific subdivisions you are considering, rather than city-wide averages that may not reflect your street.
