The West U Number Buyers Forget to Run: What It Actually Costs to Hold the Home

Buyers looking in West University Place tend to arrive with a firm number in mind for purchase price and a much fuzzier number in mind for what it costs to hold the home each month. In a market where average prices in West U have run in the seven figures and price per square foot sits well above the Houston average, that second number deserves more attention than it usually gets.

Two line items drive most of the gap between a mortgage payment and an actual monthly cost in the Houston area: property taxes and homeowners insurance.

On taxes, Harris County carries an effective property tax rate meaningfully above the national average — recent guides put it near 1.46 percent versus a national figure closer to 0.89 percent. On a high-value property, that difference compounds into real money. A useful exercise before you write an offer: take the actual assessed value and current combined rate for the specific property, not a rule of thumb, and run the annual figure. Then confirm whether the seller’s current bill reflects exemptions you may or may not qualify for. A home currently benefiting from a long-held homestead status can look cheaper on paper than it will be for you in your first full year.

Worth knowing on the exemption side: Texas voters approved constitutional amendments in November 2025 that increased homestead exemption amounts effective for the 2026 tax year, including a higher school district exemption. That reduces the school portion of the bill for qualifying homeowners. Whether and how it applies to a given property depends on your circumstances, so treat it as something to verify with the appraisal district and your tax professional rather than assume.

On insurance, Houston-area homeowners have absorbed meaningful premium increases over the past several years, and forecasts for 2026 have ranged from low single digits to considerably higher depending on the source. For an older West U home — and a large share of the housing stock here is older, even where it has been beautifully updated — roof age, plumbing material, electrical panel, and prior claims history on the address all affect what you will actually be quoted. Get a real quote during your option period. Do not budget from an average.

There is a third item people forget in West U specifically: the cost of maintaining an older, larger home to the standard the neighborhood expects. Mature trees, original windows, and additions built across decades all carry upkeep.

None of this is a reason to hesitate. West U’s appeal is durable for good reasons, and buyers who underwrite the full carrying cost upfront are the ones who feel comfortable in the home years later. This is educational information, not financial advice — your lender, tax professional, and insurance agent should confirm the specifics for your situation.
