Selling a Resale Home in Fulshear? Your Real Competition Is Three Miles Away

Fulshear has a supply story that most Houston-area communities would love to have and every Fulshear resale seller needs to understand. The pipeline of new homes here is enormous. One master-planned project at FM 1093 and Texas Heritage Parkway spans nearly 3,000 acres and is planned for more than 7,000 homes with builders including Toll Brothers, Perry Homes, and Highland Homes. Separately, Century Communities has opened Fulshear Junction near FM 1093 and Polo Ranch Boulevard, planned for more than 250 homes with reported pricing starting in the high $300,000s.

If you already own a home in Fulshear and are thinking about selling in the next year or two, that pipeline is your competition. Not your neighbor down the street — the model home three miles away with a design center, a rate buydown, and a closing-cost package attached to it.

That is not a reason to panic. It is a reason to sell differently. Three things tend to separate resale homes that move quickly here from the ones that sit.

You are selling what new construction cannot deliver on day one. Mature landscaping, a finished backyard, window coverings, an installed water softener, a fence, a completed patio, upgraded flooring that came out of your pocket rather than a builder options list — these represent real dollars a new-build buyer would spend in year one. Most sellers under-communicate them. Put them in writing, itemized, in the listing materials.

Location within Fulshear is doing more work than it used to. As the community expands westward, commute times, school assignments, and access to established retail are no longer uniform across the city. An established address with a shorter drive to daily needs is a genuine advantage worth naming explicitly.

Price against the builder’s real net, not the sign price. Builders across the market have been leaning on incentives — rate buydowns and closing-cost contributions in particular. A new home advertised at a given number may effectively cost a buyer less once those are applied. If you price your resale as though the builder’s list price is the true comparison, you will look more expensive than you actually are. Working through the true side-by-side is where an agent who tracks builder incentive activity weekly earns their keep.

For buyers, the same dynamic is good news in reverse. Fulshear’s volume of new supply, paired with a broader Texas market that has moved toward balance, means genuine choice and genuine room to negotiate on both new construction and resale.

Numbers cited here come from recent public reporting and market summaries, and community-level pricing changes constantly. For current figures on your specific neighborhood, we can pull them.
