Memorial has long been one of Houston’s most sought-after areas, stretching west of downtown along I-10 and including the six Memorial Villages: Bunker Hill Village, Hedwig Village, Hilshire Village, Hunters Creek Village, Piney Point Village, and Spring Valley Village. With the leaves (finally) thinking about turning and the year winding down, many of our clients are asking the same question: is this a good time to make a move in Memorial?
Start with the big picture. According to the Houston Association of REALTORS’ September 2026 report, single-family home sales across the Greater Houston area were 7,030, down 5.7% from a year earlier, while the median price held nearly steady at $325,000, down just 0.3%. Active listings rose 6.3% year over year to 40,192, months of supply climbed to 5.5 from 5.1, and the average home spent 58 days on the market. In plain terms, buyers have more choices and a little more time, while prices have stayed remarkably stable.
Memorial itself runs at a different price point than the metro-wide median. A HAR agent market breakdown published this year noted that Zillow’s average home value in Memorial was about $723,785 as of April 2026, with more modest single-family homes in the broader Memorial area starting around $500,000 and luxury homes in the Memorial Villages exceeding $2 million. Because every street and every home is different, always rely on a current, neighborhood-level analysis rather than a metro average.
If you’re buying in Memorial: More inventory means room to be thoughtful. You can compare several homes, request a thorough inspection, and ask your agent to review how long similar homes have been on the market before you write an offer. Memorial offers a wide mix of styles, from established ranch-style homes to new construction and custom rebuilds, plus convenient access to Memorial Park, Memorial City, CityCentre, the Galleria, and the Energy Corridor. Commute times vary by time of day, so test-drive your route at the hours you would actually travel. If your child’s school matters to you, confirm campus assignments directly with the district before making an offer, since zoning can change street by street.
Financing is worth a closer look too. The 2026 VA loan limit in Harris County is $832,750, according to the same HAR agent article, which means eligible veterans may find that many Memorial homes fall within that limit. Rates vary by lender and borrower, so compare quotes from more than one lender.
If you’re selling in Memorial: With 5.5 months of supply across the metro, presentation and pricing matter more than ever. Buyers are comparing options, so a home that is priced in line with recent comparable sales, professionally photographed, and well maintained tends to stand out. Fall is a great time to refresh curb appeal, address small repairs before listing, and consider staging the main living areas. Pricing a home correctly from day one is usually more effective than chasing the market with reductions later.
A quick note on timing: Waiting for the perfect moment is tempting, but conditions differ by price range, street, and style of home. The most useful step is to look at what is actually selling near you right now. That is where a local expert can help.
