Houston’s industrial market keeps drawing attention, and if you own or lease property on the city’s East Side, including around EaDo, it is worth knowing what the numbers say. CBRE’s Q3 2026 Houston industrial figures report about 7.2 million square feet of net absorption for the quarter, with vacancy at roughly 6.3% and around 18 million square feet absorbed so far this year. CBRE also reports about 4.9 million square feet delivered in the quarter and roughly 18.4 million square feet still under construction. The firm named the Southeast as the leading submarket for absorption at about 2.3 million square feet.
Those are metro-wide and submarket-level figures, so they do not describe any single block in EaDo. Still, they offer helpful context. When space is being absorbed steadily and vacancy stays modest, owners of well-located flex, warehouse, and light industrial property often have stronger conversations with prospective tenants. On the other hand, more than 18 million square feet under construction means new supply is coming, which can give tenants options.
If you are a business owner looking for space, consider these questions. How much of your operation truly needs industrial space versus flexible office or retail? What are your truck access, loading, and parking requirements? Is the lease structure clear on who pays for taxes, insurance, and maintenance? Comparing several buildings, including newer construction, can improve your negotiating position.
If you are a property owner, think about condition and flexibility. Roof age, power capacity, clear height, and dock access often matter as much as location. Small improvements can broaden your pool of potential tenants. If you are considering a sale, a pricing strategy grounded in recent comparable transactions is far more reliable than headlines.
If you are an investor, remember that cap rates, financing costs, and lease terms all influence returns, and that regional statistics can mask big differences from one property to the next. Careful due diligence on tenant quality, environmental history, and flood considerations is essential.
EaDo is also a residential neighborhood, and a healthy business community supports nearby townhome and condo owners by keeping the area active and employed. The Audra O’Neal Team works with both residential and commercial clients across Houston and can connect the dots between the two.
