30-Year Mortgage Rates at 7.4%: What the Payment Math Looks Like for Your Budget

Reports this week put the average 30-year fixed mortgage rate near 7.4%, the highest level since late 2023 and meaningfully above where rates stood a year ago, when they were closer to 6.3%. If you are a prospective buyer, those headlines can feel discouraging. A clear look at the numbers can help you decide what makes sense for you.

Consider a simple illustration. On a $400,000 home with 20% down, the loan amount is $320,000. At a 6.3% rate, the principal and interest payment is roughly $1,980 a month. At 7.4%, it is roughly $2,215, about $235 more each month. That figure excludes property taxes, insurance, and any HOA or special district costs, which are significant in Texas. It is an illustration only, since your actual terms depend on your credit, down payment, and loan type.

So what can buyers do with that information? First, shop the payment, not just the rate. Ask lenders for a full loan estimate and compare the rate, points, and fees together. Small differences in lender fees can matter as much as a fraction of a percentage point.

Second, look at the whole budget. Property taxes and insurance can differ widely from one neighborhood to the next, so the same list price can lead to different monthly costs. Third, consider negotiating power. In many markets, including parts of Houston, more inventory has given buyers more room to ask for seller concessions, which can be used toward closing costs or a rate buydown.

Fourth, think about timeline. Nobody can predict where rates will go next, and forecasts change as economic data comes in. Some buyers choose to move forward when they find the right home and plan to revisit refinancing if rates later decline, while others prefer to wait. Refinancing is never guaranteed and comes with its own costs, so it should not be the only plan.

Finally, get pre-approved with a lender you trust so you know your realistic range before you tour. Our team can introduce you to local lenders, help you estimate full ownership costs for specific neighborhoods, and share what we are seeing with local buyers and sellers right now.
