Fulshear buyers have a new option to consider this fall. Johnson Development has announced that the next phase of Cross Creek West, its master-planned community in Fulshear, will expand into the luxury segment with a north tract featuring new builders and larger homesites. Reports indicate the first phase of that north tract is expected to bring roughly 250 homesites by the end of the year, including 65-, 70- and 80-foot-wide lots.
Lot width is one of those details that sounds technical but shapes everyday life in a home. If you are weighing one of these new homesites, or comparing any new-construction lots in Fulshear, here are the key questions to think through.
What will the extra width actually give you? A wider lot can allow for a three-car or side-entry garage, a broader front elevation, more space between neighbors, and more flexibility in floor plan design. Ask each builder which plans fit each lot width, because the lot often determines which homes you can choose from.
How deep is the lot, and which way does it face? Width gets the headlines, but depth determines your backyard. If a pool, outdoor kitchen, or play space is on your list, ask for the lot depth and the buildable area after setbacks. Orientation matters too. In the Houston climate, many buyers prefer a backyard that is shaded in the afternoon.
What premiums apply? Larger and better-positioned lots, such as those backing to green space or water, often carry lot premiums on top of the base home price. Get those premiums in writing early so you can compare total costs across builders and sections.
What are the ongoing costs? Master-planned communities typically come with HOA dues, and many Fort Bend County communities also have MUD taxes that affect your overall property tax rate. Larger homes on larger lots can also mean higher insurance and utility costs. Build these into your monthly budget before you fall in love with a floor plan.
How does resale compare? With plenty of new construction on the market in Fulshear right now, it is smart to compare a brand-new build on a larger lot with a nearby resale home that already has mature landscaping, window coverings, and fencing. Sometimes one clearly wins, and sometimes it comes down to personal preference and timing.
One more tip: if you plan to buy new construction, involve your own agent from your very first visit to a model home. Many builders require that your agent be registered at the first visit, and having an advocate on your side helps with lot selection, upgrades, and negotiating incentives.
