For many small business owners in Fulshear and the growing west side of the Houston area, office space has meant one thing: signing a lease. A mixed-use project now under construction offers another path. Fulshear Central, which broke ground in June, is planned to include roughly 55,000 square feet of office condominiums alongside retail, a boutique hotel and park space. That raises a practical question worth asking now: should your business own its space or keep renting it?
What an office condo is
An office condo works much like a residential condo. You buy your individual suite and share ownership of common areas such as lobbies, parking and grounds through an owners association. You pay association dues and property taxes, and you control your space instead of answering to a landlord.
The case for owning
Owning can create stability. Your occupancy cost is tied to your financing rather than to future rent increases, and you are not facing a lease renewal every few years. Over time, your payments build equity in a real asset, and some owners eventually lease the space to another business. For professional firms such as medical, dental, legal, financial or insurance offices that expect to stay in one community for many years, ownership can line up well with the business plan.
The case for leasing
Leasing keeps capital free for hiring, equipment and growth. It also preserves flexibility if your business may need more or less space. And today’s broader Houston office market has given tenants leverage. Recent industry reports put metro-wide office vacancy around 24%, even as investors continued buying quality buildings. Suburban conditions vary by building, but a softer office market generally means landlords may offer concessions, tenant improvement allowances or shorter terms.
Questions to ask before deciding
– How long do you realistically expect to stay in this location?
– Would a down payment strain cash your operations need?
– What will association dues, taxes and insurance add to your monthly cost?
– How easily could you resell or lease the suite later?
– Does ownership fit your company’s long-term structure? Your CPA and attorney should weigh in.
Why Fulshear is part of the conversation
Fulshear has been one of the fastest-growing cities in the country, and much of that growth has been residential. As rooftops fill in, demand for nearby professional services tends to follow. Mixed-use projects that combine office, retail and green space are part of how growing communities catch up. The city’s economic development office also launched a business retention and expansion program this year.
