Mortgage Rates Just Crossed 7%. Here Is Your First-Week Playbook, Whether You Are Buying or Selling.

The 30-year fixed mortgage rate has moved back above 7%. Freddie Mac’s weekly survey released September 24 put the average at roughly 7.03%, up from just under 7% the week before, and daily rate trackers showed further upward pressure late in the week as 10-year Treasury yields climbed. For anyone in the middle of a home search or getting ready to list, a round number like 7% can feel bigger than it is. The smart response is not panic. It is a plan.

What actually changed

Mortgage rates tend to follow the 10-year Treasury yield, not the Federal Reserve’s policy rate directly. When bond investors expect rates to stay higher for longer, mortgage pricing moves with them. That is what happened this week. The important takeaway is that rates can move a quarter point in either direction in a matter of days, which is why timing and tools matter more than headlines.

If you are buying

Talk to your lender about your lock strategy now. Ask how long your lock lasts, what an extension costs, and whether a float-down option is available if rates dip before closing.

Put seller concessions to work. With Houston-area inventory elevated and many homes taking longer to sell, sellers are often open to contributing toward closing costs or a rate buydown. A temporary 2-1 buydown or a permanent buydown can meaningfully lower your early payments.

Revisit your payment ceiling, not just your price ceiling. A small shift in rate can change what monthly payment a given price produces. Re-run your numbers with your lender so your search stays realistic.

Ask about loan types. Depending on your situation, an adjustable-rate mortgage or an assumable FHA or VA loan on a specific listing may be worth comparing. Every option has tradeoffs, so review them carefully with a licensed lender.

If you are selling

Expect buyers to be payment-sensitive. Pricing correctly from day one matters more when rates rise, because buyers are shopping by monthly payment.

Consider offering a buydown instead of a price cut. A concession directed toward a buyer’s rate can make your home more attractive than a similar listing that simply dropped its price, and it can protect your list-to-sale story.

Keep an eye on the pace of showings. If traffic slows in the first two weeks, adjust quickly rather than waiting a month.

The bigger picture

Higher rates have not stopped the market; they have changed its rhythm. Buyers have more choice and more negotiating room, and well-prepared sellers are still closing. The people who do best in this environment are the ones who plan around the payment, not the headline.
