Cypress Is About to Break Ground on Its First Whole Foods-Anchored Retail District. Here Is the Commercial Read.

Reports indicate that Trademark Property Co. plans to break ground on Dunham Pointe, a roughly 200,000-square-foot retail and restaurant district near Highway 290 and Mason Road, on October 1. The project is expected to be anchored by a Whole Foods Market, which would be the first in Cypress, alongside restaurant and specialty tenants that have already been announced. Early tenants are currently expected to open by the end of 2027.

For shoppers, that is good news. For anyone who owns, leases or is thinking about buying commercial property in northwest Harris County, it is a data point worth reading carefully.

Why the anchor matters more than the headline

In retail real estate, the anchor is the tenant that drives daily trips. National grocers are selective. They study household counts, incomes, traffic counts and growth projections before committing to a site, and those commitments often take years to line up. When a grocer of this type signs on, it tells the market that the trade area has reached a level of density and spending power the grocer believes will last.

The developer has also described pre-leasing demand as unusually strong. Treat that as the developer’s own characterization, but it is consistent with what the broader market has shown: well-located, grocery-anchored retail in growing suburbs has been one of the steadier corners of commercial real estate, even while office has faced pressure across Houston.

What it means for nearby commercial owners and tenants

  • Small-bay retail and pad sites nearby: New anchors tend to pull traffic along the corridors that lead to them. Owners of existing strip centers within a short drive may see stronger leasing interest over the next few years, though new supply inside Dunham Pointe will also compete for tenants.
  • Local businesses weighing a lease: If you run a service business that depends on convenience traffic, the 290 and Mason corridor is worth watching. Getting a lease in place before a district opens can sometimes mean more negotiating room than waiting until it is fully leased.
  • Investors: Grocery-anchored retail usually trades at different pricing than unanchored centers. Proximity to a new anchor is one factor among many, including lease terms, tenant credit and building condition.

What it means for Cypress homeowners

Lifestyle retail within a short drive is one of the amenities buyers mention most often. It will not change a home’s value overnight, and construction timelines can shift, but homes near Dunham Pointe and similar districts may benefit from the added convenience as the project comes online.
