Cypress Homes Are Sitting Longer This Fall. Buyers, Here Is How to Turn That Time Into Savings.

Cypress has plenty of homes to choose from this fall, and many of them are taking weeks rather than days to find a buyer. Recent market snapshots put active Cypress listings well above a thousand, with average days on market running roughly two months. At the same time, recent rate surveys show 30-year fixed mortgage rates hovering near 7%.

That combination creates something buyers have not had in a while: time and leverage. The question is how to use it well.

Price is only one lever

Many buyers focus entirely on the sticker price. In a market like this, the monthly payment often matters more, and there are several ways to bring it down without asking a seller for a steep price cut.

Seller-paid closing costs. Asking the seller to cover part of your closing costs keeps more cash in your pocket at the table. It can be easier for a seller to agree to than a lower list price, because the headline sales price stays intact.

Rate buydowns. A seller credit can be used to buy down your interest rate, either permanently or temporarily for the first year or two. With rates near 7%, even a modest buydown can meaningfully change what you pay each month. Your lender can show you side-by-side scenarios so you can compare a price reduction with a buydown of the same dollar amount.

Repairs and credits after inspection. When a home has been on the market for a while, sellers are often more willing to address inspection items or offer a credit rather than risk the deal falling apart.

Read the listing history

Not every Cypress home offers the same room to negotiate. A newly listed, well-priced home in a popular section may still draw strong interest. A home that has been listed for 60 days or more, or has already had a price reduction, may signal a more motivated seller. We look at listing history, comparable pending sales and how the home is positioned against nearby new construction before recommending an offer strategy.

Stay strong on terms that protect you

Leverage is also about protection. Keep a reasonable option period, confirm your financing is solid before you write, and do not waive inspections simply to look competitive. In a slower market, a clean, well-prepared offer with sensible protections is usually still attractive to sellers.

A quick note on expectations

Leverage does not mean every seller will say yes to every request. The strongest outcomes come from asking for the right things on the right house, backed by local data. This is educational information, not financial advice; talk with your lender about how any credit or buydown fits your situation.
