Most of the Houston area spent 2026 talking about more inventory. Buyers in Katy, Cypress, and Fulshear have had long lists to work through. River Oaks has been running its own race.
Market updates for the River Oaks area this year have shown active listing counts down sharply compared with the same period last year, with roughly four to five months of inventory and average days on market generally landing in the forty-to-fifty-day range. Median sold prices have stayed well into the multi-millions, and the top of the market has continued to produce headline sales. It is a market that is competitive without being frantic — and that particular combination rewards preparation over speed.
If you are buying, thin inventory means the home that fits you may simply not be listed the week you start looking. Three adjustments help. Define your true non-negotiables early — lot size and orientation, ceiling height, elevation and drainage history, whether you will tolerate a renovation. Get your financing fully documented before you tour, because at this price point proof of funds and a real pre-approval are what earn you a serious seat at the table, particularly with rates climbing again this week. And build patience into your timeline. Buyers who give themselves a season rather than a weekend consistently do better here.
If you are selling, fewer competing listings is a genuine advantage — but it is not a pricing strategy. River Oaks buyers are unusually well informed and are comparing your home against a small, visible set. Homes priced to the evidence tend to transact in a reasonable window; homes priced to a hope tend to sit, and a stale listing in a small market is very hard to un-stale. Two things move the needle more than almost anything else: finish quality that reads as current, and presentation that lets the architecture speak. Deferred maintenance and dated systems get discounted heavily at this level, because the buyer is mentally pricing the renovation while they walk.
One more factor specific to this fall: a higher rate environment touches the luxury tier differently. A larger share of River Oaks transactions involves cash or portfolio lending, so the payment math bites less — but jumbo financing terms, appraisal timing, and carrying costs on a home that has not sold all still matter. Build them into your plan rather than assuming price alone carries the deal.
Neighborhood-level numbers change month to month, and the range within River Oaks is wide. Anything you read in a national summary is too coarse to price a specific home on a specific street.
