Cypress Sellers Are Competing With Builders, Not Just the Neighbors

When most people price a home in Cypress, they look at what similar homes nearby have sold for recently. Reasonable. But in a corridor with this much active new construction, that list is incomplete, because a meaningful share of the buyers touring your home this weekend also have a builder model home on their Saturday route.

That builder is not just another listing. A builder can do things an individual seller usually cannot.

What builders can offer that you probably cannot match dollar for dollar

Rate buy-downs. With reporting placing thirty-year mortgage rates in the mid-to-high sixes this fall, a builder financing incentive that lowers a buyer’s rate is a powerful pitch. It shows up directly in the monthly payment, which is the number most buyers are actually shopping.

Closing cost credits. Builders with a quarter to close have real motivation to move standing inventory, and credits are a common lever.

Design center upgrades. Free or discounted finishes are a low-cost concession for a builder and feel like meaningful value to a buyer.

A brand-new everything. No roof age question, no HVAC age question, no inspection anxiety.

That sounds discouraging. It is not, and here is why.

What a resale home in Cypress has that a new build does not

Established trees and real landscaping, which take a decade or more to grow in.

A finished backyard. Fences, sod, patios, sprinkler systems, and sometimes a pool are already there. On a new build, those are often out-of-pocket expenses in year one.

Window coverings, gutters, and appliances. Small individually, several thousand dollars collectively.

A known school assignment and a settled neighborhood, rather than a section that is still under construction with truck traffic and open lots.

No construction timeline. Move-in is measured in weeks, not quarters.

Position, do not just discount

The instinct when a listing sits is to cut the price. Sometimes that is right. Often the better first move is to reframe what the buyer is comparing. Quantify it. If your home includes forty thousand dollars of backyard, landscaping, and finish-out that a comparable new build does not, say so plainly in the marketing rather than assuming the buyer will do that math themselves.

You can also compete on the payment rather than the price. A seller-paid rate buy-down or a closing cost contribution can move a buyer’s monthly number in a way that a price reduction of similar size sometimes does not. Which approach nets you more depends on your loan, your equity, and your timeline, and it is worth running both scenarios before you choose.

Market conditions in Cypress this year have rewarded strategy over speed. Homes priced and positioned well have been moving at a healthy clip. Homes priced as if new construction were not in the picture have waited.
