In Cypress Right Now, a Well-Priced Home Goes Pending in a Month. An Overpriced One Waits a Season.

There is a number in the current Cypress data that tells you almost everything about the market here, and it is not the median price. It is the gap.

Recent market reporting on Cypress describes conditions that favor buyers: a median price in the low $400Ks, a sale-to-list ratio in the mid-90s, and — the headline figure — nearly half of all active listings taking a price reduction before they sell. Average days on market has been running somewhere in the 38 to 50 day range. But that average hides two very different outcomes. Homes priced correctly out of the gate have been going pending in about a month or less. Homes priced optimistically have been sitting for two to three months and then selling anyway — just after a cut.

Same neighborhood. Same builder, sometimes. Very different experience.

Why the gap is so wide in Cypress specifically

Cypress carries an unusual amount of new construction inventory. Master-planned communities in the area continue to deliver homes across a wide price range, and builders can do things individual sellers cannot: buy down a rate, cover closing costs, throw in a design-center credit, and move on. When a buyer can tour a brand-new home with incentives attached, your five-year-old resale two streets over has to be priced and presented with that comparison in mind.

That is not a reason to be discouraged. Resale homes have advantages builders cannot match — mature trees, finished landscaping, blinds and fences already installed, an established section without construction traffic, and often a better lot. Those things have real value. They just have to be positioned deliberately, because they do not show up in a price-per-square-foot spreadsheet.

If you are selling in Cypress this fall

Price it to the first two weeks. That is when your listing gets the most attention it will ever get, and in a market where 45 percent of listings end up cutting, the seller who prices right initially usually nets more than the seller who starts high and chases the market down. Then invest in the presentation: photography, decluttering, and small repairs consistently return more than they cost.

If you are buying

You have leverage you did not have a few years ago — but it is not unlimited, and it is not evenly distributed. The well-priced, well-prepared home in a desirable section is still competitive. Where you have room to negotiate is on the listings that have been sitting. Ask how long, ask what has already been reduced, and ask what the seller’s timeline actually is.

And compare builder incentives carefully against resale value. A rate buydown is worth real money — but so is a lot you actually like on a street that is already finished.
