Richmond’s growth story is easy to see from the road. Waterview Town Center continues to fill in as a mixed-use anchor with national retail and fitness tenants. Names like StoneCreek Estates, Trillium, and Austin Point keep appearing in new-community coverage. Reported average sale prices in the Richmond area this summer landed in the low five-hundreds, with active new construction throughout the area.
All of that is good news if you own here. It is also your competition when you decide to sell.
The specific challenge for a Richmond resale
A buyer touring your home has almost certainly also toured a model home ten minutes away with a warranty, current finishes, and a builder willing to help with closing costs. You cannot out-new the new home. Trying to is how sellers end up chasing the market down.
What you can do is compete on the things a brand-new home does not have yet.
Five advantages a resale actually holds
Mature landscaping and finished fencing. A new build’s backyard is dirt and a sapling. Yours may represent ten thousand dollars of work the buyer would otherwise fund and then wait years to enjoy. Photograph it that way.
A known tax and utility picture. Buyers in growing master-planned areas are increasingly cautious about MUD rates and how assessments behave over time. In an established section, that history exists and can be shown rather than estimated.
Upgrades already paid for. Blinds, gutters, epoxy floors, extended patios, water softeners, built-ins — items that arrive as design center line items on a new build are simply included with yours. List them explicitly in your marketing. Buyers do not price what they cannot see.
A completed neighborhood. No construction traffic, no unbuilt lots next door, no uncertainty about what goes in behind you. For a family with young children or anyone working from home, that is worth real money.
Location within the community. Lot position, section, and proximity to amenities are fixed. A remaining builder lot may not offer the equivalent.
On pricing
Be realistic that builder incentives function as a form of price competition, even when published base prices hold steady. Your list price has to make sense against what a buyer’s monthly payment looks like on the alternative, not just against last year’s closed comparables. That is a data question, and it changes month to month.
