There is a number circulating about Memorial that makes sellers relax a little too much. While the broader Houston market has stretched out — recent HAR-reported data has median days on market for the metro sitting in the low fifties, with active listings at record highs — well-positioned homes in Memorial have continued to trade in a fraction of that time.
That gap is real. It is also widely misread.
A short average days-on-market figure in a neighborhood like Memorial is not a description of every home in Memorial. It is an average that gets pulled sharply downward by the homes that were priced correctly on day one and presented well the week they hit the market. The homes that were not do not disappear from the neighborhood — they sit, they reduce, and they eventually settle at a number the seller would have gladly accepted eight weeks earlier.
So the honest read is this: Memorial rewards preparation more than most submarkets, not less.
What that means practically this fall
Pricing is a first-two-weeks decision, not a first-two-months decision. In a metro carrying record inventory, buyers have a lot of comparison shopping available to them. Your listing gets its highest volume of qualified attention in the opening stretch. Overshooting to “leave room” is the single most expensive habit we see, because the correction usually costs more than the original ask ever would have.
Condition is being priced, not overlooked. When buyers have options, deferred maintenance stops being a negotiating footnote and becomes a reason to move on to the next address. Roof age, HVAC systems, older water heaters, drainage, and dated primary baths are where we see the most value recovered for a modest pre-market investment.
Memorial is not one market. Streets that back to the bayou, homes inside versus outside the flood-affected corridors, lots suited to a rebuild versus homes best sold as move-in condition — these behave very differently. A neighborhood-wide statistic will not tell you which of those buckets your home falls into.
Photography and first-weekend strategy still matter. The majority of buyers meet your home on a screen. If the first three images do not do the work, the fast-sale statistic never applies to you.
The question worth asking
Instead of “how fast do Memorial homes sell,” ask “how fast do homes like mine, at my price point, in my exact pocket of Memorial, sell right now — and what did the ones that sat have in common?” That is an answerable question, and the answer changes what you should spend money on before you list.
If you are weighing a Memorial sale this fall or into early next year, we are glad to walk your home, give you a candid read on what the market will reward, and show you the current comparable activity specific to your street rather than the neighborhood at large. There is no obligation and no pressure — just a clear picture before you commit to a number.
