It’s Tax Rate Season in West U — What to Watch Between Now and Your October Bill

Most West University homeowners think about property taxes twice a year: when the appraisal notice arrives in spring, and when the bill arrives in the fall. The stretch in between — right now — is when the number that actually drives your bill gets set, and it is the part most people skip.

Here is the short version of how it works, and what is worth your attention over the next several weeks.

Two different numbers, two different windows

Your tax bill is the product of two things: the appraised value of your home and the tax rates adopted by each entity that taxes it. Those are set by different bodies on different calendars.

Value is set by the appraisal district in the spring, and the window to protest it closes in late spring. That window has passed for this year.

Rates are adopted in late summer and fall. In West U, your bill is not one rate — it is a stack. The City of West University Place levies its own rate, and Harris County, the school district and any applicable special districts levy theirs. The city rate is typically the smallest slice of a West U bill; the school district portion is usually the largest.

What to actually do in September and October

Confirm your exemptions are on file. This is the single highest-value item on the list and it costs nothing. Homestead is the main one. If you are 65 or older, or a qualifying disabled homeowner or veteran, there are additional exemptions and, in many cases, a ceiling provision. These do not apply themselves — they have to be recorded on your account. Pull up your account on the appraisal district site and look.

Read the rate notices. Taxing entities publish proposed rates and hold public hearings before adoption. Those hearings are open, and the notices spell out what the proposed rate would mean relative to the prior year.

Check your escrow math. If your taxes are escrowed, your servicer will re-analyze after the bill lands. If your value moved meaningfully this year, expect a payment adjustment and plan for it rather than being surprised in January.

Note the protest calendar for next spring. If you believe your value is high, the time to act is when the notice arrives — not in October.

Why this matters more in West U than in a lot of places

In a market with West U’s price points, a fraction of a percentage point is not a rounding error. It is a meaningful annual number, and it is one of the largest ongoing costs of ownership after the mortgage itself. It also directly affects what a buyer can qualify for, which is why it belongs in any serious pricing or purchase conversation here.

This is general information, not tax or legal advice — for your specific account, the appraisal district and a qualified tax professional are the right sources.

If you are weighing a move in West U and want to understand how carrying costs factor into pricing or affordability on a specific property, we are happy to run the numbers with you.
