Late August in Sugar Land: Why This Is the Right Week to Read Your Insurance Policy

Late August is the stretch of the calendar when Gulf Coast homeowners pay attention. It’s also, not coincidentally, the worst possible time to discover you don’t fully understand your own policy. In Sugar Land — and across Fort Bend County — an hour spent with your declarations page this week is one of the better uses of a homeowner’s time all year.

Insurance has become a real line item, not a rounding error

Coverage costs across Texas have climbed meaningfully in recent years, driven by storm and hail activity along with higher rebuilding costs. Industry guides put typical Sugar Land homeowner premiums in the low-to-mid thousands annually depending on home value and risk profile, and separate flood coverage is a distinct policy from your standard homeowners policy.

For buyers, that means insurance now belongs in your affordability conversation from day one, alongside principal, interest and property taxes. A monthly payment estimate that excludes a realistic insurance figure is not an estimate you should plan around.

Four things worth checking right now

Start with your deductibles — specifically whether wind and hail carry a separate, percentage-based deductible rather than a flat dollar amount. Many Texas policies do, and a percentage of your dwelling coverage is a much larger number than homeowners expect.

Second, confirm whether you carry flood coverage and, if so, what it covers and when it takes effect. Flood is generally excluded from standard homeowners policies, and new flood policies typically have a waiting period, which is precisely why this is a pre-season task.

Third, check your dwelling coverage against current rebuilding costs, not your purchase price. Construction costs have moved; a limit set several years ago may no longer reflect what replacement would take.

Fourth, document. Photos and video of each room, the exterior, the roofline and major systems, stored somewhere off-site or in the cloud, make any future claim dramatically easier. It takes twenty minutes.

What this means if you’re buying or selling

Buyers: request insurance quotes early in your option period, not the week of closing. Coverage availability and cost can vary significantly between properties, and it’s better to know while you still have options.

Sellers: a home with a newer roof, documented maintenance and clean claims history is an easier home for a buyer to insure — and easier to insure is easier to close. Having that documentation ready is genuinely part of listing preparation in this market.

This is general information, not insurance or financial advice; your agent or carrier is the right source for specifics on your policy.
