For years, the honest answer to “what’s nearby?” in Fulshear involved a drive east. That answer is changing, and the FM 1093 corridor is where you can watch it happen.
Two sizable mixed-use projects are moving forward along the corridor. Fulshear Central, a roughly 22-acre development at 29607 FM 1093, is planned to bring more than 130,000 square feet of retail, restaurant and office-condo space, along with green space, a pond and a walking trail. Reports indicate its first office buildings are targeted for completion this fall. A few minutes west, Founders Hill at 30200 FM 1093 is a roughly 33-acre retail, dining and entertainment hub with office space, courtyards and walkable connections. Together, that is a meaningful amount of new commercial square footage arriving in a place that, not long ago, had very little of it.
Why a homeowner should care about commercial news
Rooftops come first, retail follows. Fulshear has had the rooftops for a while, and the commercial side is now catching up. For people who already own here, that shift tends to show up in three practical ways.
The first is daily convenience, which is the quietest but most durable benefit. Shorter trips for groceries, dinner and errands change how a neighborhood feels to live in — and how it shows to a buyer walking through on a Saturday.
The second is buyer perception. When out-of-area buyers tour Fulshear, “it’s growing” is abstract. “There’s a town center under construction two exits away” is concrete. Sellers who can speak specifically about what is being built, and when it opens, give buyers a reason to picture the future rather than worry about it.
The third is timing. Commercial projects deliver in phases over years, not months. A project breaking ground now affects a home sale differently than one already leasing space. Knowing which stage each project is in is the difference between a useful selling point and an overpromise.
What we’d caution against
It is tempting to assume new retail automatically translates into a specific bump in home value. It does not work that cleanly. Location relative to the project, road access, traffic patterns, school boundaries, lot and home condition, and the broader rate environment all still drive price. Some homes sit close enough to benefit from convenience without absorbing traffic; others sit closer to the noise than the amenity. That distinction is street-by-street, and it is exactly the kind of thing worth walking through before you list or buy.
If you’re considering a Fulshear purchase or sale in the next several months, it’s worth understanding how these corridor projects line up against your specific address — and what comparable homes in your pocket of the market are actually doing right now.
