Here’s a puzzle worth sitting with: greater Houston has spent 2026 adding inventory, stretching out market times, and handing buyers more leverage than they’ve had in years. The Heights, by most recent accounts, has been doing close to the opposite.
Market data reported this year shows Heights-area homes moving in a fraction of the time typical for the metro, with inventory tighter than a year ago and median sale prices reaching new highs — a pace that stands out sharply against a citywide picture of softening prices and growing supply. Same city, same mortgage rates, two very different experiences.
What explains the gap
Three things, mostly.
Supply is physically capped. The Heights can’t expand. There’s no outer ring of new sections coming online, so the only new supply is redevelopment of what already exists — a slow, expensive, permit-heavy process. When metro inventory rises because builders delivered more homes, that relief simply doesn’t reach a built-out neighborhood.
Demand is location-driven, not price-driven. People buying in The Heights are usually buying proximity — to downtown employment, to the bike trails, to a walkable restaurant and retail scene that keeps deepening. That kind of demand is less elastic. Buyers who want it don’t substitute a suburb thirty minutes out.
The housing stock is genuinely differentiated. Bungalows, historic districts, and infill new construction sit side by side. Scarce, distinctive inventory behaves differently from interchangeable inventory.
If you’re buying here
Assume competition even while the rest of the city cools. Get fully underwritten before you shop, know your walk-away number before you write, and do your homework on district designation, deed restrictions, elevation, and flood history before you fall for a porch. Speed matters, but speed without preparation is how buyers overpay.
If you’re selling here
You have a real advantage — and the fastest way to waste it is to price off the neighborhood’s ceiling rather than off its most recent comparable sales. Buyers in this segment are well informed and rate-sensitive. Homes priced correctly out of the gate are the ones setting the records; the ones priced on hope are the ones sitting.
Averages are useless at this level. Two blocks can tell two different stories. If you want an accurate, address-specific read on where your home sits right now, we’d be glad to walk you through it.
