Fulshear’s Retail Wave Arrives: Three Projects Reshaping the Commercial Map

For years, Fulshear’s growth story was told in rooftops. The commercial side is now catching up — and it is arriving in clusters rather than one project at a time.

Three developments in particular are reshaping the area’s commercial map:

Fulshear Central. A roughly 150,600-square-foot mixed-use complex south of FM 1093 between Bois D’Arc Lane and Texas Heritage Parkway, planned with about 70,000 square feet of retail, 55,000 square feet of office condos, and a boutique hotel. Reporting indicates the developer has been in discussions with prospective tenants for a meaningful share of the retail space, including restaurant, fitness, and beverage concepts. Delivery has been projected for late 2026 into 2027.

Texas Heritage Marketplace. A far larger NewQuest project — reported at roughly 750,000 square feet of shops and patio-style restaurants anchored by a Target, with several hundred apartment units planned across two adjacent communities. Tenant move-ins have been targeted for the second half of 2026.

Founders Hill Retail Center. A 33-acre mixed-use hub combining retail, dining, entertainment, and office with shaded courtyards, bike-friendly walkways, and several acres of greenspace, with tenant readiness projected for late summer 2026.

Why the clustering matters. Retail follows rooftops, but it follows them in waves — and a wave that lands simultaneously behaves differently than staggered delivery. In the near term, a large volume of new space entering one submarket at once tends to give tenants more negotiating room on rent and concessions than they would have in a supply-constrained corridor. Over a longer horizon, delivered and leased retail is one of the more reliable amenity signals for surrounding residential demand: grocery, dining, fitness, and daily-needs services reduce drive times and make a growing suburb feel finished.

For homeowners. Proximity to a well-leased center is generally a plus for daily convenience. Proximity to the service side of a center — loading, lighting, traffic ingress — is a more mixed picture. If you own near one of these sites, understanding the actual site plan and traffic routing is worth more than the marketing rendering.

For commercial investors and small-business owners. A period of heavy new supply is when tenant leverage is highest and when underwriting discipline matters most. Absorption timelines in fast-growing suburbs can run longer than pro formas assume, particularly for second-generation and inline space competing against brand-new product. Population growth is real here; it is not a substitute for a conservative lease-up assumption.

This is educational information, not financial or investment advice. Commercial and residential outcomes depend on your specific site, capital structure, and timing — please consult your own financial and legal advisors.

If you want to understand how these projects sit relative to a specific Fulshear address — residential or commercial — we are happy to walk the map with you.
