Record Houston Inventory, Thin Memorial Supply: Why the Two Don’t Contradict Each Other

There is a strange thing happening in Houston real estate right now, and Memorial is where you can see it most clearly: the metro has more homes for sale than it has ever had, and yet close-in Memorial buyers still feel like there is nothing to look at.

Both things are true at once.

Area-wide reporting has pointed to record active listing counts across greater Houston this summer, with months of supply landing in balanced territory. At the same time, market commentary consistently notes that inventory in the close-in Memorial and Memorial Villages area remains thin, which has helped pricing there hold up. The upper price tiers have also been one of the more active segments of the Houston market, with strong year-over-year sales activity reported above the seven-figure mark.

So Memorial is essentially operating on two tracks, and which track you are on depends on your price point and your geography.

What this means if you are selling in Memorial. Scarcity is real, but it is not a substitute for preparation. In a market where a buyer can pull up 40,000-plus active listings on their phone, the homes that command attention are the ones that photograph well, price honestly, and present as move-in ready or clearly renovation-ready — not the ambiguous middle. If your home is genuinely rare for the street, lot size, or floor plan, that rarity should be the centerpiece of the marketing, not an afterthought buried on page two.

What this means if you are buying in Memorial. Patience and readiness need to coexist. There may be long stretches where nothing suitable comes up, followed by a week where the right home appears and moves quickly. Being fully underwritten with a lender, clear on your non-negotiables, and ready to tour within 24 hours is worth more than any negotiation tactic. It is also worth widening the lens slightly: the broader Memorial corridor includes very different pockets in terms of lot size, flood history, and school zoning, and a small geographic adjustment can meaningfully change what your budget buys.

A note on lot value. In much of Memorial, the land carries a significant share of the value. That shapes everything — what a renovation is worth, whether a teardown pencils, and how an appraisal is likely to come in. It also means two homes with identical square footage can be worth very different amounts. Generic online valuation tools handle this poorly.

We are not going to quote you a neighborhood price here, because the honest answer is that Memorial averages are almost meaningless at the street level. What we can do is pull real, current comparables for your specific block and price range.
