Drive out along FM 723 or the Grand Parkway right now and you’ll see it before you read about it: survey stakes, fresh dirt work, and new entry monuments going up across western Fort Bend County. Richmond is in the middle of one of the largest new-community build-outs the Houston area has seen in years, and it is quietly reshaping what buyers and sellers here should expect.
WHAT’S ACTUALLY BREAKING GROUND
Industry reports over the past several months point to several large master-planned projects moving forward in and around Richmond. A joint venture between two national builders is developing a roughly 900-acre community near FM 723 and Old Pecan Road that is planned for more than 1,600 homes, with model homes targeted for completion this year. Separately, a well-known Houston-area developer has a 1,500-acre project underway near Richmond and Thompsons that is planned for roughly 4,000 homes at full build-out. Add the ongoing expansion of established communities along the Grand Parkway and Fort Bend Tollway corridor, and the pipeline in this pocket of the county is substantial.
WHAT IT MEANS IF YOU’RE BUYING
More rooftops on the way generally means more choice — and choice is leverage. New sections often open with introductory pricing, closing-cost help, or rate-buydown packages while a builder is establishing a phase. Those incentives move constantly, so the practical advice is simple: tour early, ask exactly what is included in the base price, and get the lot premium, the MUD tax rate, and the HOA dues in writing before you fall in love with a floor plan.
One thing worth repeating: builder sales representatives work for the builder. Having your own agent walk the model with you costs you nothing and gives you someone reading the contract on your side of the table.
WHAT IT MEANS IF YOU’RE SELLING
If you already own in Richmond, the new-construction wave is your competition. Buyers touring a brand-new model with a warranty and an incentive package are comparing it directly to your home. That doesn’t mean resale can’t win — established landscaping, finished-out yards, window coverings, and a location closer to shopping and commuting routes are real advantages. It does mean pricing and presentation have to be sharp from day one, and it means understanding which specific communities and price bands your home is actually competing against.
THE BIGGER PICTURE
Growth of this scale usually brings additional retail, dining, and roadway improvements over time. It also means the Richmond market a few years from now may look meaningfully different from the Richmond market today. Whether that’s an opportunity or a risk depends entirely on your timeline — and on having current, neighborhood-level data rather than a general headline.
We track these communities section by section. If you’d like a straight answer on what’s opening near you, what incentives are live right now, or what your existing Richmond home would realistically bring in today’s market, reach out and we’ll pull the numbers for your specific street.
