Houston Real Estate Appraisals: What They Are and How to Book One

A home appraisal is a professional, independent estimate of a property’s value, and it plays an important role in buying, selling, and financing real estate in Houston. Understanding what appraisals are and how to arrange one helps you navigate your transaction with confidence.

An appraisal is performed by a licensed appraiser who evaluates a property’s value based on its characteristics, condition, and — most importantly — recent comparable sales in the area. Appraisals come up most often in the financing process: when a buyer gets a mortgage, the lender requires an appraisal to confirm the home is worth at least the loan amount, protecting the lender (and you) from overpaying. If an appraisal comes in lower than the agreed price, it can affect the financing and may require renegotiation, which is why appraisals matter to both buyers and sellers.

Appraisals are also useful outside of a sale. Homeowners order them for refinancing, estate planning, tax protests, divorce settlements, or simply to understand their home’s current value. In a purchase, the lender typically orders the appraisal through an independent appraiser, so buyers usually don’t arrange it directly. For an independent appraisal outside of financing, you can hire a licensed local appraiser directly.

Because an appraisal hinges on local comparable sales, an appraiser’s familiarity with your specific Houston neighborhood matters.
