What Is Real Estate Wholesaling?

Real estate wholesaling is a strategy where an investor profits from a property without ever owning it. In simple terms, a wholesaler finds a good deal, puts the property under contract, and then sells (or “assigns”) that contract to another buyer for a fee. It’s often the first strategy people explore because it requires little capital.

Here’s the flow. The wholesaler locates a property — usually undervalued or owned by a motivated seller — and negotiates a purchase contract at an attractive price. Rather than closing on it themselves, they find an end buyer, typically an investor, who’s willing to pay a bit more. The wholesaler assigns the contract to that buyer and collects the difference as their fee. The end buyer completes the purchase; the wholesaler never takes ownership, handles repairs, or gets a mortgage.

The appeal is obvious: low money down, no long-term risk, and relatively quick paydays. The reality is that success depends on two hard skills — consistently finding genuinely good deals, and maintaining a network of ready buyers. Both require marketing, negotiation, and hustle. There are also legal and disclosure rules that vary by state and must be followed.

Wholesaling can be a legitimate entry point into real estate, but it’s a business, not a shortcut to easy money. The Audra O’Neal Team understands the Houston-area market and property values and can help investors evaluate opportunities.
