What Is a Real Estate Investment Trust (REIT)?

A Real Estate Investment Trust, or REIT, is a company that owns, operates, or finances income-producing real estate — and lets everyday investors buy shares in it, much like buying stock. It’s one of the easiest ways to invest in real estate without directly purchasing, managing, or maintaining property yourself.

Here’s the basic idea. A REIT pools money from many investors to buy portfolios of properties: apartment complexes, shopping centers, office buildings, warehouses, hospitals, or data centers. By law, REITs must pay out most of their taxable income to shareholders as dividends, which is why they’re popular with income-focused investors. Many REITs trade on major stock exchanges, so you can buy and sell shares easily and start with a small amount of money.

The appeal is accessibility and diversification. You gain exposure to real estate’s income and growth potential without needing a large down payment, a mortgage, or the responsibilities of being a landlord. The trade-off is that you don’t own a specific property, you have no control over it, and share prices can fluctuate with the market.

REITs are a fine tool for real estate exposure, but they’re different from owning a home or investment property outright — where you build equity, control the asset, and enjoy the benefits of direct ownership. For many people, both have a place.
