The honest answer depends on two variables: your average sale price and your commission split. But the math is simple once you plug in numbers. Suppose you represent buyers and sellers on homes averaging $300,000, and your side of the commission is around 3% before your brokerage split. That’s roughly $9,000 gross per side — but after a typical split and business expenses, your take-home might land closer to $5,000 to $6,000 per closing.
At $6,000 net per transaction, reaching $100,000 requires about 17 closings a year. At $5,000 net, it’s closer to 20. Work in higher price points — say $500,000 homes — and each closing earns more, so you need fewer of them to reach the same goal. Work more affordable properties, and you’ll need more volume.
This is why top producers pay close attention to their average price point and their conversion rate, not just their number of leads. Selling smarter — better pricing, stronger negotiation, more referrals — often beats simply selling more.
The takeaway: $100,000 usually means somewhere between 15 and 20 solid transactions a year, or about one to two a month. That’s very reachable with the right systems behind you.
