How Do Real Estate Agents Make Money?

Real estate agents primarily make money through commissions earned when they help clients buy or sell property. But the full picture of agent income is a bit richer than a single percentage, and understanding it helps explain how agents build sustainable careers.

The core income is transactional. When a sale closes, a negotiated commission is paid and split between the buyer’s and seller’s sides, with each agent then sharing a portion with their brokerage. What remains, minus business expenses, is the agent’s earnings. Because it’s commission-based, income rises and falls with activity — which is why consistent prospecting and strong client service are so important.

Beyond standard sales, many agents diversify. They earn through leasing and rentals, referral fees for connecting clients with agents in other areas, and repeat and referral business from past clients — often the most profitable source, since it costs little to generate. Experienced agents may grow into team leaders who earn a share of their team’s production, or brokerage owners who earn from every agent under their roof. Some also build wealth by investing in real estate themselves, alongside their sales career.

The agents who earn the most treat their work like a business: they build systems, nurture relationships, and reinvest in growth. Talent helps, but consistency and strategy matter more.

The Audra O’Neal Team gives agents in the Houston area the systems, lead flow, and mentorship to build real, lasting income. If you’re considering a career in real estate, reach out and let’s talk about the possibilities.
