For the past couple of years, it’s been tough for a lot of buyers to make the numbers work. Home prices climbed, mortgage rates spiked, and many people hit pause because it just didn’t feel possible. Maybe you were one of them.
But here’s the encouraging news: if you’ve been waiting for a better time to jump back in, affordability may finally be showing signs of improvement this fall.
Mortgage Payments Are Coming Down
The latest data from Redfin shows the typical monthly mortgage payment has dropped by about $290 compared to just a few months ago. That’s real relief for buyers who’ve been sitting on the sidelines.
So what’s driving the change? Affordability comes down to three main factors:
- Mortgage Rates
Rates have eased from around 7% earlier this year to closer to 6.3%. That may not sound like much, but even a small change makes a big difference. On a $400K loan, that shift lowers your monthly payment by about $190. Joel Kan, VP and Deputy Chief Economist at the Mortgage Bankers Association (MBA), explains: “The downward rate movement spurred the strongest week of borrower demand since 2022 . . . Purchase applications increased to the highest level since July and continued to run more than 20 percent ahead of last year’s pace.” - Home Prices
After years of rapid growth, home prices are finally moderating. Nationally, price growth is now in the low single digits, and in some markets, prices have even dipped slightly. That makes it easier to plan and budget — and in some areas, it opens the door to opportunities you might not expect. - Wages
According to the Bureau of Labor Statistics (BLS), wages are growing at roughly 4% annually. That’s important because it means paychecks are rising faster than home prices right now. As Lawrence Yun, Chief Economist at NAR, puts it: “Wage growth is now comfortably outpacing home price growth, and buyers have more choices.”
What This Means for You
Lower rates, slower price growth, and stronger wages might finally give you the room in your budget you’ve been waiting for.
Affordability is still tight, but it’s not as challenging as it was earlier this year. Data shows the average mortgage payment is already nearly $300 less per month than it was just months ago.
