Bidding Wars Are Cooling: What Buyers Need To Know

If you’re still worried about having to deal with a bidding war when you buy a home, you may be able to let some of that fear go.

While multiple-offer situations haven’t disappeared entirely, they’re not nearly as common as they used to be. In fact, a recent survey shows only 1 in 5 homes (20%) nationally received multiple offers in June 2025.

That’s down from nearly 1 in 3 (31%) just a year ago – and much lower than June 2023 (39%).

This trend means you should face less competition when you buy. That gives you:

  • More time to make smart decisions
  • More room to negotiate price and terms
  • Less stress compared to the frenzied market of the past few years

Regional Differences Still Matter

Of course, national numbers don’t tell the whole story. Local dynamics play a big role.

Data from John Burns Research & Consulting (JBREC) and Keeping Current Matters (KCM) shows the percentage of homes receiving multiple offers varies widely by region:

  • Northeast: 34% of homes (about 1 in 3) are still seeing bidding wars
  • Southeast: Only 6% of homes are getting multiple offers
  • Other regions fall somewhere in between

What explains the difference? Areas with tight inventory—where there aren’t enough homes to meet buyer demand—are still seeing competition. But in markets where listings are more plentiful, buyers have the upper hand.

Sellers Are Offering More Concessions

Another sign the market has shifted: sellers are becoming more flexible.

According to Redfin, nearly half of sellers are offering concessions, like covering closing costs, buying down mortgage rates, or even lowering their asking price.

A few years ago, buyers had to waive inspections or appraisals just to be considered. Now, sellers are working harder to attract buyers—giving you more negotiating power.

Bottom Line

If bidding wars have been holding you back, this is your signal to take another look.

  • Nationally, fewer homes are seeing multiple offers
  • Many sellers are offering concessions
  • Buyers today have more time, leverage, and flexibility than they’ve had in years
